For new landlords, this includes walking you through the various legal and practical elements to ensure both you and your property are fully compliant with the various laws and regulations. We remove all of the worry about what you need to do, as we do it for you.
For existing self-managing landlords, we re-assess your property and rental value, and do a full check on your existing certificates and paperwork. We then fill in any gaps, update your records and take on the property and any tenants to free you up from the hassle and time. Invariably we find that something wasn’t quite right, often unknown by the landlord, but that is exactly what we’re here for – dotting every ‘i’ and crossing every ‘t’!
For landlords looking to switch from another Edinburgh letting agency, we provide a full free ‘health-check’ and advice service to help you make the right decision for you. Sometimes this is more like a free ‘MOT’ just to confirm that everything is fine where you are. Or, it can highlight problems which need to be addressed, and serves to confirm that a switch would be a sensible move for you. There’s no obligation or cost but it can be very enlightening. Your dedicated Property Manager (you will know who is looking after your property on first name terms!) carries out the viewing to meet prospective tenants face-to-face, then your dedicated Contracts Manager will take the tenants through referencing, lease creation and signing. Your Property Manager will create a digital inventory, and carry out a check-in with the new tenants, as well as regular inspection reports thereafter. These elements are all done in-house as we believe they are very important. We don’t use external inventory companies for this reason.
We manage every aspect of the property from collecting rent on the 1st each month, sending you the rent by the 8th each month (without you chasing us!) and arranging any and all maintenance and repairs, including all safety certificates, insurance, and HMO licence administration (where applicable).
We once had a landlord who we’d not heard from for five years. He’d had three sets of tenants, a bathroom ceiling collapse (leak from above), subsequent insurance claim, and ten inspection reports. When asked why he’d not been in touch, he simply said ‘‘I’ve never felt the need. You’ve just got on and done everything as I would have wanted you to.’’ That is what you should expect from your property management and letting agent, and what we strive to deliver!
In-house services: We want to know you, your property, and your tenants as well as we can. This doesn’t happen by sub-contracting the key parts (viewings, inventories and inspections) out to other businesses who don’t bring the same care, attention and responsibility that we can, and do!
