CPM is led by our Maintenance Manager, Dawn, supported by our Property Administrator, Paula Alvarez, who together oversee all day to day operations, tenant reported issues, and the smooth running of the department.
Our on the ground maintenance team consists of three highly skilled technicians — Paul, Peter Ryan and Terry — each fully qualified to carry out a wide range of repair and refurbishment works.
• All technicians hold City & Guilds Plumbing qualifications, enabling them to fill and drain various central heating systems, install radiators and towel warmers, and diagnose faults within central heating systems, alongside a broad range of general plumbing tasks.
• All technicians are fully trained in Portable Appliance Testing (PAT).

We offer a comprehensive range of maintenance services to support both tenants and landlords. These include everything from routine repairs to full refurbishments:
• Completing scheduled Planned Preventative Maintenance (PPM) tasks and annual safety checks. Ensuring every property remains compliant, safe, and well maintained through routine inspections, servicing, and statutory testing.
• Diagnosing and resolving reactive maintenance issues promptly responding quickly to tenant reported problems, identifying the root cause, and delivering effective, long lasting repairs.
• Carrying out general building fabric repairs Undertaking a wide range of joinery, plumbing, decorating, and general handyman tasks to keep properties in excellent condition.
• Performing basic electrical works Replacing sockets, switches, ceiling pendants, showers, and carrying out other minor electrical repairs safely and efficiently.
• Maintaining clear, accurate job records Completing detailed job cards with photographs, materials used, and notes to ensure full transparency and traceability.
• Communicating professionally with residents and colleagues Providing a friendly, respectful service and keeping all parties informed throughout the maintenance process.
• Installing LVT, vinyl, hardwood flooring and carrying out small scale carpet works Delivering high quality flooring installations and repairs to enhance the appearance and durability of living spaces.

• Conducting Portable Appliance Tests (PAT) Testing electrical appliances annually to ensure tenant safety and compliance with regulations.
• Installing and certifying fire, smoke, heat and carbon monoxide detectors Fitting and maintaining essential safety equipment to meet legal requirements and protect residents.
• Resealing around baths, showers and sinks Preventing leaks and water damage by renewing seals and maintaining watertight finishes.
• Carrying out sash window repairs Replacing sash cords, repairing fasteners, and ensuring windows operate smoothly and safely.
• Performing basic locksmith repairs Addressing minor lock issues to maintain security and ease of access.
Every job carried out by CPM — from minor repairs to full refurbishments — is covered by a one year guarantee. This includes any defects in materials or workmanship. If an issue arises within this period, we will repair or replace the item at no additional cost.
