Legal responsibilities

As a landlord, there are a number of statutory requirements that you need to comply with but Cullen Property can help to arrange all of these requirements for you.

Landlord Registration
: this is done with the Scottish Government through its website www.landlordregistrationscotland.gov.uk.  All landlords must register themselves directly.  The Cullen Property Ltd registration number is 01031/230/10110.

Gas and Electrical Safety Certificates: all rental properties must have certain checks carried out to ensure they are safe for tenants.

Smoke Alarms: The property must have hard-wired smoke alarms, with at least one alarm on each floor.

Houses in Multiple Occupation Licence (HMO): properties which have three or more unrelated tenants living together (typically 3+bed student properties) must have a HMO. The properties will need certain fire safety fittings and have to meet specific minimum requirements set out by the City of Edinburgh Council.

Insurance: all properties must be fully insured for both buildings and landlords’ contents.  The tenants are advised to arrange insurance cover for their own belongings and Cullen can provide recommendations on request.

Energy Performance Certificate: All properties must have an EPC before the property is viewed by prospective tenants.  Cullen Property can arrange this for you and the certificate is valid for 10 years.
