Our landlords and their investments are our primary concerns. At Cullen Property, we constantly strive to let your property at the highest achievable rent, to respectable tenants and without void periods in between.

Our property management service means that we will:

:: Give you a free assessmentof the rent your property could earn and what you could do to increase its value;

:: Promote your property in our advertising media, including this and many other web sites;

:: Personally show all prospective tenants around;

:: Reference tenants;

:: Prepare and sign lease documentation and inventory;

:: Collect rent and repair bond on your behalf;

:: Check new tenant into property and introduce them to all appliances, meters, stopcocks etc;

:: Carry out regular maintenance checks and co-ordinate cost effective repair. Monitor health and safety matters and arrange compliance;

:: Collect rent and transfer it to your bank account within 8 working days of the beginning of each month;

:: Provide you with monthly statements;

:: Check tenant out at the end of the lease ensuring that the property is left in excellent condition and agreeing with the tenant the costs of any losses, damage or cleaning;

:: Repay the repair bond after making agreed deductions.

Your costs and our fees:

We can adapt any of the above to take into account your particular circumstances; we charge our fees on successful results being obtained.

:: Refurbishment/HMO Alterations and Furnishing - 12.5% of the cost
:: Letting and Management - 15% of rent received

All fees are subject to VAT at the current rate.
