  We source you property optimized for rental and capital growth and develop it into a managed investment portfolio.

We want to share our experience as investors and developers with you because we feel that, as a body of investors, together we are stronger. As your independent consultants we handle everything involved in sourcing, purchasing, refurbishing, furnishing, letting and managing residential property in Edinburgh . The only thing you need do is arrange finance.

Many of our clients are based abroad, as a result we co-ordinate everything on the ground in Edinburgh that is referred to above. It is apparent therefore that we have handled every aspect required in the process of achieving a fully let and managed investment property.

We build long term relationships with our clients in the ongoing process of building you a portfolio. All you need is at least £30,000 as a deposit. Most of our clients initially come to us with somewhere between £40,000 and £100,000 to invest. Introduction to lawyers, banks and other sources of finance and tax experts can all be provided.

There are many properties that are rentable in Edinburgh. However, we are not willing to simply settle for the average property investment. We like to bring an entrepreneurial spirit to searching for property: looking for new angles and possibilities of developing an average property investment into an excellent one. Normally the only way we find investments that meet our strict criteria is by finding properties that have a problem with them; one that we can solve but that puts off other buyers, such as:

  • Poor presentation - smell, decoration, atmosphere.
  • An area that puts people off but we know will improve.
  • Need for rewiring, a new kitchen or bathroom.
  • Potential for restructuring the inside to optimize the use of space, including loft conversions, extensions, relocating kitchens etc.
