We build portfolios for our clients with individually selected
properties over the long term. Our purpose is not to simply buy
you one or two properties but to select properties that are going
to enable you to draw out the increase in equity and further invest
them in the Edinburgh property market. Our strategy is to offer you
an ongoing management of your investment so that the portfolio itself
is optimized for both rental profit and capital gain.
What we charge: 1.5% purchasing fee + vat. 12.5% of the refurbishment and furnishing costs involved in setting
the property up for rental and 15% all inclusive rental management.
Many of our properties are bought close to valuation. The average purchaser
needs to buy 5-10% above value to secure a property.
We attempt to source properties that have a yield
of more than 6%. The Edinburgh average yield is 4 - 5%.
As investors ourselves, we know how important it is to have a positive cash
flow with a passive income streaming into your account. We also know that a
good cash flow enables you to draw down the increases in equity that occur
over time so that you can reinvest in other properties. We will actively
manage with you, your portfolio by monitoring the value of the properties. Essential
to this ongoing process is ensuring that there is the future rental income
to sustain further borrowings, and we harness the inside knowledge of our
letting
department to source properties with higher than average yields. Capital gain is
maximised by having a good rental gain as well. |
